宁波阳光海湾旅游度假区项目位于宁波市奉化区象山港区北侧,总面积21.7平方公里,处于上海市2.5小时经济圈内,是宁波市重点打造的滨海旅游度假休闲项目,具有示范效应。

在中国传统文化中,面子文化一直是个有趣的现象。大家既好面子,也讲里子。传统的建筑规制会根据官衔职位大小确定建筑的门面规制。可到了现今社会,这些已不再受约束,大家所喜好的东西也不相同,只是根据户主的经济实力和各自的生活品味做出选择,有很多人会将面子看得非常重要,也有些人则在意里子舒不舒适。
In traditional Chinese culture, the culture of face has always been an interesting phenomenon. People are good at face, but also talk about the inside. Traditional building regulations would determine the facade of the building according to the size of the official position. But in today's society, these are no longer constrained, and people prefer different things, just according to the economic strength of the head of the household and their taste in life to make a choice, there are many people will regard the face as very important, and some people care about the comfort of the inside.
所以如何平衡两者来满足大多数阶层的“院子情节”,也就成了这个项目设计方向的基本定位。如果说泰禾院子系列归类豪宅的话,那么这次的院子定位是非常亲民的,而且一定是要大家都能消费得起的院子,做成让中产阶级实现世外桃源的院子产品。

设计策略 Design Strategy
一 严控造价Strict control of cost
长期以来,住宅的示范区通常都是拼单方造价,营造景观的代入感,但是度假产品,打造出产品气质,造价的高低不是决定因素,因地制宜,只要能实现度假氛围,当然要不拘一格。根据项目战略,营销中心的限价为300元每平米,样板区600元每平米,这么低廉的造价控制,如何实现项目需要的代入感,是对业主和设计师的巨大挑战。
For a long time, the Demo area of residential houses usually spells the cost of a single party to create a sense of immersion in the landscape, but for vacation products, to create a product quality, the cost is not a decisive factor, according to the local conditions, as long as it can realize the vacation atmosphere, of course, it should be unconventional. According to the project strategy, the price limit of the marketing center is 300 yuan per square meter, and the Demo area is 600 yuan per square meter. With such a low cost control, it is a great challenge for the owners and designers to realize the sense of immersion needed for the project.
二 表现手法Expression
精神层面的追求,创造一种“侘寂之美”
The pursuit of spirituality, the creation of a "wabi-sabi beauty"
侘(chà)寂之美,是禅意表现出来的一种美,也可以说表现禅意的一种美。
禅宗的最高境界就是“本来无一物,何处惹尘埃”。
侘是在简洁安静中融入质朴的美,寂是时间的光泽。
侘寂之美描绘是的残缺之美,残缺包括不完善的、不圆满的、不恒久的,但是能“本来无一物”的,现在主要表达禅意的朴素、寂静、谦逊、自然之美,可意会不可言传
侘寂之美是自然而然的,质朴的材料更适合表达这种美,也恰好满足控制成本的要求。

营销中心Marketing center
营销中心为代建用地,未来将改造为图书馆,严控造价,建筑面积600平米。设计结合了著名的《桃花源园记》从建筑入口就采用了“初极狭,才通人。复行数十步,豁然开朗”这一经典做法,内外空间高度融合,浑然一体。
The marketing center is a substitute site, which will be transformed into a library in the future, with a strictly controlled construction cost and a building area of 600 square meters. The design combines the famous "Garden of Peach Blossoms" from the entrance of the building, which adopts the classical practice of "at first it is extremely narrow, and only then it leads to people. After a few dozen steps, it opens up", which is a classic approach, and the interior and exterior spaces are highly integrated.
室内设计方案由泰禾御用著名台湾建筑师吴建森先生亲自执笔设计。
The interior design scheme was designed by Mr. Wu Chien-Sen, the famous Taiwanese architect, who is the royal guest of TAHOE REAL ESTATE.
景观单价控制在300块的营销中心,挑战巨大。设计中本着先空间再材料的原则,数着钱抠设计,后场造价紧有5万元的景观茅草亭,一度要取消,在多方的努力下,得以保留,实数不易。园路铺装采用了水泥砖拼花,碎石铺装将卵石替换为建筑施工级配碎石,石头就地取材,最后将主要成本置换于在植物中。

Under the challenge of this extreme price limit, the site felt surprisingly comfortable after completion, lamenting that the beauty of wabi-sabi is actually a kind of quietness of the years after a difficult journey, which is also the power of design to create a greater premium for the product in the most economical way.
入口大门Entrance gate
建筑规划的别墅区主入口离外埠道路太近,并有消防通道穿过,这是一个难点。通常,风水中把大门入口前空间称为明堂,明堂宜洁净、宽广、藏气、聚气为佳。比如,和珅建造的恭王府在什刹海寸土寸金的地方,依然在大门前留出了大片空地,作为明堂空间,可见古人对明堂有多重视。
The main entrance to the villa area of the building plan is too close to the outer road and has a fire EVA through it, which is a difficult point. Usually, the space in front of the entrance gate is called Mingtang in Feng Shui. It is better for Mingtang to be clean, wide, hide and gather qi. For example, Heshen built the King Gong Mansion in Shichahai where every inch of land is gold, but still left a large open space in front of the gate as the Mingtang space, which shows how much importance the ancients attached to the Mingtang.
从风水上讲,宅有五气:地气、门气、衢气、峤气、空缺之气。风水书:“盖清虚之上,气本横行,门户一启,气即从门而入,其力与地气相敌。须得门、地两旺,然后可以招诸福”意思就是外来的门气和自家的地气要相接,家宅才有福气。所谓接地气原本指门气和地气相接。五气应当均衡,过分强调大门的威猛,实际就是门气压过地气,同样不妥当。

所以,在这个入口大门的设计上,大门收在里面,躲过消防通道,留出宽敞的明堂空间,把门禁结合LOGO墙,放在红线处,巧妙了解决了大门出入口的复杂问题。考虑到合院建筑的高度,大门设计尺度适宜,低调内敛,门气接地气。
Therefore, in the design of this entrance gate, the gate is closed inside, avoiding the EVA, leaving a spacious Mingtang space, and placing the gate access control combined with the LOGO wall at the red line, which cleverly solves the complex problem of the entrance and exit of the gate. Considering the height of the courtyard building, the design of the gate is appropriate in scale, low-profile and introverted, and the gate is grounded.
公共空间Public space
设计灵感来源于山涧易趣,在紧凑的建筑排布中,利用带状的公共绿地,给于住户一个开放性的社交场所,故借用了涧溪石滩的抽象概念,白色砾石为溪,巨大的水磨石树池的为河石,汀步,台阶寓为水中卵石,带有地形的儿童活动场地寓为河水冲刷过的滩涂,还有不时从地下涌出的山泉,以及充满童趣的鸟巢构筑,所有的设计用抽象的表现传达了对自然的尊重和热爱,为社区创造了一处全龄层和谐共处的交流场所。
The design is inspired by the mountain streams, and in the compact building layout, the public green area is used to give the residents an open social place, so the abstract concept of streams and rocky beaches is borrowed. All the designs convey the respect and love for nature with abstract expressions, and create a place for the community to live together in harmony for all ages.
过度空间Excess space
在规划上,适当留出公共空间作为口袋公园并适当增加宁波本地传统中式元素,突出地域特色。在施工准备期间,管理团队就到处寻找宁波的古旧砖头瓦片等老物件,营造出中式传统的空间氛围。
In the planning, public space was appropriately set aside as a pocket park and appropriately added local traditional Chinese elements in Ningbo to highlight the regional characteristics. During the construction preparation, the management team searched everywhere for old objects such as old bricks and tiles in Ningbo to create a traditional Chinese space atmosphere.
样板小院Sample small courtyard
不是很大的小院,一样承载了主人的人生境界和思想情操,三套样板房,结合室内风格设计了三种风格的小院子,分别是中式、日式和现代度假风格。

结语Conclusion
2020年03月建成后,项目顺利开盘,项目在宁波受到了热烈追捧,成为当地的网红项目,一期当天上午售罄,有些客户为了买房,甚至在前一个晚上便来排队领号。现在度假产品已经是刚需了,对于中产阶级来说,100万就能购得自己的小院子,实现山海间的院落生活,是多么幸福的一件事情。
